Rapid City is where the day starts. Most of the calls come from inside the city, and it is the only place on this list we will call home.
It is also the least uniform town we work in. A house in the West Boulevard Historic District and a house off Elk Vale are the same trade and almost nothing else in common — different substrates, different prep, different quote.
That is the city's reference elevation. Rapid City climbs west toward the hills, so a house on the west side can sit several hundred feet above one downtown — enough to move the first and last workable week of the exterior season.
Chinook winds push Rapid City above 50 °F roughly twenty times between December and February. It is the single most common reason someone asks why we will not start in January. The answer is that a coating has to hold temperature through the cure, overnight included, and a chinook afternoon does not do that — the sun drops and the surface goes with it.
The historic district went on the National Register in 1974 and was expanded in 1995; it carries over 600 contributing structures in Queen Anne, Colonial Revival, Tudor Revival and Craftsman. Original wood trim with a century of coatings on it is hand work, and the honest version of that estimate is mostly preparation with painting at the end of it.
South and east of downtown the stock is post-war ranch and newer lap siding — sound substrate, straightforward access, far less hand work. Two houses the same size in the same city can be a long way apart on price for reasons that have nothing to do with the paint.
