Hot Springs is the lowest of the Black Hills towns we cover at 3,409 ft, and the furthest south. That combination usually means it opens earliest in spring and holds latest in autumn, which makes it a useful place to put a job when the calendar at altitude has already closed.
It is also the one town where the first honest answer is often "not that wall".
There are more than thirty-five sandstone buildings in the historic district. Sandstone is porous and it breathes; putting a film coating over it traps moisture behind the face and the stone pays for it. On those buildings the work is windows, doors, trim, storefronts and interiors — and the masonry gets left alone.
Fifty-seven miles down and fifty-seven back is two hours of driving before anybody opens a can. Hot Springs is quoted in blocks of days, and a one-hour touch-up is not something we can price honestly.
